Who is Carland Constructions?
Not your typical builder
We're a residential building company in Melbourne's inner west and north, and we build two things: certified Passive Houses, and high-performance homes that borrow the same building science without the certificate. That's it. We don't do standard builds anymore, and we haven't for years.
Yes, that makes us another "sustainable builder" in a city full of them. We know how that sounds. So let's not ask you to take our word for it — we've got five certified Passive House projects on the ground, every one independently tested and verified, plus a long list of high-performance homes. The runs are on the board.
Why we're different
Three things set us apart, and none of them are the finishes.Three things set us apart, and none of them are the finishes.
The Team
A home is only ever as good as the people building it, and we've spent years assembling a crew who are genuinely skilled at this — not generalists who'll have a crack at a Passive House, but tradespeople who understand why the air barrier matters and take pride in the parts no one will ever see. Building science is unforgiving. One sloppy junction, one taped seam done in a hurry, and the performance you paid for is gone. Our team doesn't cut those corners, because they understand what's at stake behind the wall.
We're process driven.
We don't wing it. Every project runs on a system we've refined over more than a decade, built off real jobs, real mistakes, and constant tweaking, not off a checklist someone downloaded because high-performance building got trendy. A good process is what turns complex building physics into a home that simply works, every time, without nasty surprises along the way.
Our preconstruction process is dialled in
This is where we earn our place, and it's the bit most builders skip. We get involved early alongside you and your architect, while the design is still on the page and we price it properly before a sod is turned. Using two independent estimators, we give you a real budget early enough to actually do something with it: push ahead with confidence, adjust the design to fit the budget, or walk away before it costs you. Most builders turn up after the plans are locked and the budget's already blown. We'd rather catch the problems while they're still cheap to fix. Over the years this process has saved our clients thousands and a lot of heartache.
Think of it like comparing an old run- down car to a new Tesla. The old one gets you from A to B. The Tesla is safer, quieter, cheaper to run, and built to a completely different standard. Same destination, different machine. That's the gap between a standard build and what we do.
What we actually believe
A home shouldn't be a leaky tent that's colder inside than out in winter. Too many Australian homes still are. We've somehow accepted that mouldy bathrooms are normal and that your house should cost a fortune to keep comfortable. It's 2026 and a lot of homes are still being built like it's 1950.
We don't accept that. A home should put the health of the people in it first every time. It should be comfortable year-round, cost almost nothing to run, and still be performing in 50 years the way it did the day we handed it over. If a home doesn't last, it isn't sustainable, full stop.
We're building science nerds, and we're fine admitting it. We love this stuff. We love teaching it to our clients, to other builders, to anyone who'll listen — because the whole industry lifts when more people demand better.
Where we work?
We build across Melbourne's inner west and inner north — Williamstown, Yarraville, Spotswood, Newport, Seddon, Footscray and surrounds, through to Northcote, Thornbury, Brunswick, Carlton and Fitzroy.
If you want to see the work in person, head to our projects page — or if you fancy a drive-by, plenty of it is standing around the inner west.
