Most builders in Melbourne will tell you they build energy efficient homes. Ask them for a single airtightness result and watch the room go quiet. If a builder cannot hand you a blower door test from a finished home, they have never actually measured whether their work performs, they have just told you it does.

Choose a Passive House builder in Melbourne on certified results, not marketing. Ask for blower door numbers, certification records, and finished homes you can walk through. A real Passive House builder proves performance with measured data. Everyone else is selling you a promise they have never tested against a machine.

What does a Passive House builder actually do differently?

A Passive House builder builds to a measured performance target, then proves it with a test before you move in. That is the whole difference. A standard builder works to the National Construction Code, which is the legal minimum, and nobody ever checks whether the finished home hits any number at all.

Passive House sets hard thresholds. Airtightness at or below 0.6 air changes per hour at 50 Pascals. Heating demand at or below 15 kWh per square metre per year. A ventilation system that recovers at least 75% of the heat it would otherwise throw outside. These are not opinions or brochure words. They are numbers a builder either hits or misses, and a blower door test and PHPP energy model decide which.

Think of it like a Ferrari versus a Mazda 3. Both are cars, both get you to the shops. One is engineered and measured to a standard the other never attempts. A Certified Passive House is a home that has been put on the dyno. A standard build has not.

So the first thing to look for in Passive House builders is simple. Do they build to a number, and can they show you they hit it?

Why should you ask a builder for their blower door results?

Because the blower door test is the one number a builder cannot fake. It is a fan sealed into a doorway that pressurises the house and measures exactly how much air leaks through every gap in the building envelope. A low number means a tight, controlled home. A high number means a drafty one that will cost a fortune to heat and will let moisture into the walls.

Here is the problem. The average Melbourne home leaks at around 19 ACH50, according to the CSIRO and Australian Building Codes Board airtightness study from 2016. Most of those homes have never been tested, so their owners have no idea. Nineteen air changes an hour is a house breathing through the walls whether you want it to or not.

Now compare that to what a Certified Passive House does. Across our five certified projects the airtightness results sit between 0.26 and 0.49 ACH50. The Pigeon Passive House in Yarraville came in at 0.26. The Champion Passive House in Williamstown at 0.39. That is a home between roughly forty and seventy times tighter than the Melbourne average, and every one of those numbers came off an independent tester's machine, not a sales sheet.

What is a good airtightness result for a Passive House in Melbourne?

Anything at or below 0.6 ACH50 passes Certified Passive House. For an EnerPHit renovation, which is the retrofit standard applied to an existing home, the limit is more forgiving at 1.0 ACH50 because you are working with a building that already exists.

But the pass mark is not the story. The story is how far under the limit a builder consistently lands. Here are the real results from our five certified Melbourne projects, every one verified by an independent blower door test.

The Pigeon Passive House in Yarraville hit 0.26 ACH50. The Champion Passive House in Williamstown hit 0.39. The Forrest Passive House in Spotswood hit 0.41. The Retrofit Rifle EnerPHit in Williamstown, a thirty year old volume home taken back to certified standard, hit 0.43 against the looser 1.0 EnerPHit limit. The Parade Passive House in Ascot Vale, a Victorian heritage home, hit 0.49.

Notice that even the loosest of those results is more than ten times tighter than a normal Melbourne house. When you interview Passive House builders, ask for their range across every project, not their single best number. Consistency is the mark of a builder who has the detailing sorted, not one who got lucky once.

How do you know if a builder's projects are actually certified?

You check the register, not their website. Certified Passive House and EnerPHit projects are recorded in the Passive House Institute database and, here in Australia, the Australian Passivhaus Association project register. If a home is genuinely certified, it is listed there with the data behind it. If it is not on a register, the word certified is doing a lot of unearned work.

This matters because certified and Passive House inspired are not the same thing, and plenty of marketing blurs the line on purpose. Certified means an independent certifier checked the PHPP model, the airtightness test, and the construction details against the standard and signed off. Uncertified means the builder is telling you it is close enough. You would not accept a car described as roadworthy inspired, so do not accept it for the largest purchase of your life.

You can see ours. The Forrest Passive House and the Champion Passive House are both listed on the Australian Passivhaus Association project register, and the Retrofit Rifle EnerPHit is in the international Passive House database. Real Passive House builders are happy to point you at the paperwork because the paperwork is the point.

Should your builder be involved before the design is finished?

Yes, and if they are not, you are building the most expensive part of the project twice. The performance of a Passive House is decided on paper, in the PHPP energy model, long before anyone picks up a hammer. A builder who joins after the Passive House Architect has finished the drawings is inheriting decisions they had no chance to price or pressure test.

This is where the good Passive House builders in Melbourne earn their place. We join the design team early and sit alongside the architect while the design is still moving. That is when a thermal bridge gets designed out, a window spec gets corrected, and a budget gets protected before it is blown. Fixing those things on a drawing costs a phone call. Fixing them on site costs tens of thousands and a delayed handover.

I learned this the hard way. A decade ago we called ourselves sustainable and there was nothing genuinely sustainable about how we worked. We built to the standard, moved on, and never measured anything. When we went high performance only in 2019 the biggest shift was not a new tool, it was getting into the room during design instead of turning up after it.

What questions should you ask a Passive House builder before you sign?

Ask the ones that cannot be answered with a brochure. A builder who works to measured performance will have the answers on hand. One who does not will change the subject.

Ask them: what was the airtightness result on your last completed home, and can I see the report? Which of your projects are on a certification register, and what are the links? At what stage do you join the design team? Who does your blower door testing and PHPP modelling? Can I speak to a client living in a home you finished two winters ago?

Ask about materials too, but keep it specific. A Passive House lives or dies on its airtight layer and its ventilation. We use Proclima membranes and tapes for the airtight and weatherproof layers, and Zehnder heat recovery ventilation to keep the air fresh without throwing away the heat. If a builder cannot tell you what forms their airtight layer and how the fresh air is managed, they have not built many of these.

If the answers are vague, the build will be too. Which of those five questions do you think would trip up the builder you are currently talking to?

Why does choosing the cheapest Passive House builder cost you more?

Because the cheapest build almost always pays the difference back to you in energy bills, repairs, and mould. A drafty home is not a saving, it is a subscription you keep paying every winter. And in Melbourne's climate, where the winter is long and heating dominates, that subscription is brutal.

The premium for doing it properly is smaller than most people expect. An independent cost comparison by Altereco Design across 18 projects found a Certified Passive House cost around 3.21% more than an already high performance home. That is the price of certainty. For a low single digit percentage you get a home tested to a measured standard, with a heating demand at or below 15 kWh per square metre per year instead of a bill you cannot predict.

Set that against the alternative. A standard Melbourne home leaking at 19 ACH50, no test, no model, no certification, and a heating system working overtime to replace air that keeps escaping through the walls. Warm in a way you stop noticing, which is the entire point. A Certified Passive House holds a steady, even temperature through a Melbourne winter without a heater roaring in the background. The floors are not cold underfoot. The windows do not stream with condensation. There is no draft creeping across the room at your ankles at nine at night. You set the temperature once and the home just sits there being comfortable.

Here is why, in numbers. A Passive House is designed to a heating demand at or below 15 kWh per square metre per year, a fraction of what a standard Melbourne home burns to stay barely warm. The heat recovery ventilation, in our homes a Zehnder unit, pulls at least 75% of the warmth out of the stale air on its way out and hands it to the fresh air coming in. You get a constant supply of filtered fresh air without opening a window and without paying to reheat the whole house every time the air changes over.

That fresh air matters more than most people realise. The World Health Organisation ranks Australian homes among the coldest in the developed world relative to the outdoor temperature (WHO Housing and Health Guidelines), and roughly 21% of confirmed asthma cases are linked to poor indoor air quality and mould (WHO and international respiratory health research). In a Passive House the air is filtered, the walls stay dry, and the damp conditions that grow mould never get a foothold. If anyone in the house has asthma or hay fever, that filtered air is not a luxury. It is the difference between a good winter and a rough one.

So set your expectation properly. You are not buying a house that is a bit warmer. You are buying an energy efficient home where the temperature barely moves, the air is always fresh, the power bill is small and predictable, and the place is quiet, because the same airtight, insulated shell that holds the heat in also keeps the street outside.
