Build cost guide

What could your home cost to build?

Tick a few boxes about your project and we'll give you a starting range, based on real Carland Constructions projects across Melbourne, brought up to today's prices.

This is a guide to start your journey, not a quote. It's based on building in metropolitan Melbourne. We don't have a design yet, and the design is what sets the real price. Your number will move as your plans take shape, which is exactly why we price projects properly through a budget alignment study once there are drawings to work from.

Step 1What are you planning?
Step 2How well should it perform?
Step 3What's in the house?Count the rooms you want. For an extension or renovation, only count the rooms being built or reworked. Leave out the garage and deck, they come next.

  • This is a rough guide only. It is not a quote, an estimate for your project or an offer to build.
  • It's based on building in metropolitan Melbourne. Regional areas and other cities can cost more or less.
  • We don't have a design, so your actual cost could be well above or below this range.
  • It's based on averages from past Carland Constructions projects, brought up to today's prices. Building costs keep rising, so a later start will cost more.
  • It assumes a standard concrete slab on ground. It doesn't allow for bored piers, screw piles or other special footings.
  • It doesn't include landscaping, demolition of anything unusual, asbestos removal, or upgrades to power, gas, water, sewer or stormwater connections.
  • It doesn't include the land, architect or design fees, planning costs or council and authority charges.
  • Prices include GST. Nothing here should be relied on to make financial decisions.
